How To Stop Foreclosure

How to stop foreclosure is a process that many are confused about. First you have to look at your financial situation objectively.

  • Are you having a temporary financial set back?
  • Is it permanent?
  • Do you want to keep your home?
  • Does it make financial sense to keep your home?

Those are the first question you have to address.

The easiest way to stop foreclosure is to pay your lender what you owe.

If tour financial setback is temporary a forbearance agreement will be the solution. See the Forbearance page.

A Loan Modification will stop the process and will be ideal if you want to keep the home.

If you can't qualify for any of these a Short Sale will be your next best choice however then you will lose your home and your credit will suffer.

The last resort would be a Deed in Lieu, here you lose your home and your credit gets damaged significantly.

These methods of how to stop foreclosure are available to all. However it gets tricky when you start dealing with your lender.

Your lender will offer you the scenario that benefits them and not you. When you are behind on payments your lender will offer you a forbearance plan, your payment will increase (see the Forbearance page) you will be in a worst situation then before. On top of this in most cases your lender will call this a Loan Modification, but it is not.
At that time you will most likely accept this offer out of fear of losing your home.
That is why most of all modifications offered to homeowners by the lender don't work. This really doesn't make any sense but it is happens all the time.

Your lender is so busy with thousands of people in default. That is why when you work on your own, you may never get your case in front of a decision maker no matter how hard you try.

The best way to fight foreclosure is by using an independent third party that knows the process.

They will have your best interest in mind not your lenders. They will know your lenders requirements and how to negotiate with them into giving you real help.

You don't have to wait until you are behind on payments to qualify for help.

An experienced negotiator will know how to get your file accepted by your lender even if you are current with your mortgage payments.

Some of circumstances that will qualify you for help are:

  • Loss of income
  • Illness
  • Death in the family
  • Failure of business
  • Incarceration
  • etc...

Your case has to be submitted to your lender with their point of view in mind.
The reason most of the files submitted by homeowners on their own get denied is because they are submitted wrong.
